A Plumbing Checklist for Moving Into a Rental
Moving into a new rental, whether it's your first year off campus or a new job in town, is the best time to spot plumbing issues and report them.
Request a plumberFind the shut-offs
Ask where the main water valve is and check that every sink and toilet has its own shut-off. In an emergency, closing a valve in the first minute prevents most of the damage.
Run every tap
Turn on each faucet and shower, hot and cold. Look for weak pressure, rusty water, drips from the spout or handle, and water under the sink.
Flush and watch
Flush each toilet and listen. A toilet that keeps running or refills on its own should be reported. Check around the base for water or a rocking bowl.
Test the drains
Fill each sink and tub a little, then let it drain. Slow drains at move-in are the landlord's to fix, so report them before they become your problem.
Look at the water heater
Note its size and age from the label. A small heater shared by several people will run out of hot water quickly, which is good to know before the first busy morning.
Report it in writing
Send your landlord a short list with photos. If a repair is needed, they may arrange a plumber; see rental property plumbing.
At move-out
Run through the same checks before you hand back the keys, and take photos. Reporting a drip or slow drain during the lease, not at the end, keeps small problems from turning into deposit disputes.
Know who to contact
Save the landlord's or property manager's number in your phone, and ask how they want repairs reported. A quick message with a photo, sent as soon as you notice a problem, gets the fastest response and protects your deposit.
